Services include contract auditing, document management, deadline tracking, and communication with all parties involved, ensuring every detail is handled efficiently. From standard support to premium packages that include inspection scheduling and closing gift coordination, we’re dedicated to making your transactions seamless and stress-free. Let us handle the logistics while you focus on achieving successful closings!

Regular - $400

  • Review and audit all contract documents and collect missing signatures

  • Set up file in Skyslope

  • Email escrow company to open escrow (when representing seller)

  • Email escrow company with buyer’s and lender’s contact info (when
    representing buyer)

  • Send intro email to all parties with important dates and deadlines

  • Email lender with contract documents and escrow contact info

  • Provide a file link (accessible 24/7, updated regularly)

  • Prepare disclosures and send to seller for digital completion and signature
    Provide the complete package to buyer's agent (when representing seller)

  • Review Seller Disclosures and send for Buyer review and signature

  • Inform escrow of any credits and/or price reductions

  • Keep track of contractual deadlines

  • Maintain weekly contact with all parties involved

  • Order Home Warranty (when representing buyer)

  • Perform a file audit before the Close of Escrow & request any missing items

  • Ensure the complete file is uploaded to SkySlope

Matte - $550

All Regular items, plus the following:

  • Send calendar invites to agent for contingency dates and deadlines

  • Review and approve Escrow Instructions and Commission Instructions

  • Issue addenda or amendments to address modifications and revisions

  • Schedule Retrofit (when representing seller)

  • Ensure retrofit was completed (when representing buyer)

  • Issue RR and RRRR based on agent’s instructions

  • Issue extensions, Notices to Perform, Demands to Close

  • Issue Contingency Removal forms

  • Request utility service provider and vendor information from Listing Agent
    and send to buyer (when representing the buyer)

  • Request utility service provider and vendor information from seller and send to Selling Agent (when representing the seller)

  • Send agent’s wire instructions to escrow for commission payment

  • Email link to complete transaction file to client after closing

Gloss - $750

All Matte items, plus the following: ​

  • Schedule inspections. Provide buyers with inspection schedule with times,
    prices and payment methods (when representing buyer)

  • Review Preliminary Title Report and NHD Report and flag any items that
    require the agent’s attention

  • Transfer agent notes into AVID

  • Request property photos from Listing Agent for agent to market the sale after closing (when representing buyer)

  • Remind agent to purchase a closing gift

  • Send client a review request on agent’s behalf, if approved by agent (will include agent’s Zillow link, Google business link, etc)

  • Send agent a recurring calendar invite for closing date anniversary
